Hyd New Record: Land Sells @ Rs 177 Cr Per Acre!

Despite talks about a real estate slowdown in Hyderabad, the market is booming again. In Raidurg, land prices have reached record levels. One acre sold for ₹177 crore, while another fetched ₹141.5 crore per acre clear signs of strong demand.

MSN Realty bought 7.67 acres for ₹1,356 crore in the TGIIC auction at Raidurg Knowledge City. The base price was ₹101 crore per acre, but the bidding pushed it to ₹177 crore a new benchmark for the state.

Prestige Group secured 11 acres for ₹1,556.5 crore, paying ₹141.5 crore per acre. This makes it the second-highest deal in Hyderabad’s realty history and highlights the growing confidence in the city’s property market.

MSN Group’s purchase set the highest land rate ever recorded in Telangana. Back in 2017, one acre cost ₹42.59 crore. In 2022, land in Neopolis Kokapet sold for ₹100.75 crore per acre. Now, in 2025, it has soared to ₹177 crore.

In just eight years, property prices in Hyderabad’s Financial District have quadrupled proving the city’s real estate is far from slowing down.
