In 2023, Hyderabad’s housing rental market is scripting a compelling comeback story, characterized by a remarkable surge in rental rates.

The city’s vibrant localities, including Kukatpally, Gachibowli, Kondapur, Miyapur, and Hitec City, are witnessing a notable shift.

Most striking is Gachibowli, experiencing a significant 24% spike in rents for standard 2BHK flats of 1,000 sq ft during the first nine months of the year. Meanwhile, Hitec City follows closely with a commendable 16% increase in similar home rents.

The numbers speak volumes, reflecting Hitec City’s average rents rising from Rs. 24,600/month in 2022 to Rs. 28,500/month by September 2023. Gachibowli, however, steals the spotlight, with rents catapulting from Rs. 23,400/month at the close of 2022 to Rs. 29,000/month by September 2023.

Interestingly, Bengaluru, Hyderabad, and Pune are emerging as hotspots for rental value growth, aligning with their IT-centric nature. Despite the current surge, experts anticipate a possible stabilization in rental values in the ongoing quarter, attributing it to the traditional dip in renting activity.

However, another surge is being predicted in rents in the upcoming January to March period, a time when Indians typically relocate for better job opportunities amid increased hiring in the new financial year.
