Hyderabad’s real estate scene is changing fast, and the biggest example right now is Kokapet. What was once a developing area near the Outer Ring Road has now turned into one of the most premium zones in the city. Nearby areas like the Financial District and Puppalguda are seeing a rise in tall luxury buildings, showing a clear shift towards high-rise living.

Taking this growth to another level, the Trump Organization is entering Hyderabad with a major project, Trump Towers Kokapet. This project is being developed along with Tribeca Developers and Ira Realty, with an investment of around Rs. 3,500 crores.

The project is expected to feature towers taller than 63 floors, making it one of the tallest residential developments in Hyderabad. It will be built on about four acres and offer ultra-luxury apartments of up to 5,000 square feet. Prices are likely to start from Rs. 4 to 5 crores, clearly targeting high-end buyers.

Like other Trump-branded projects, the focus will be on a premium lifestyle. The plan includes a large amenities space with facilities like a clubhouse, squash courts, and leisure areas designed to connect the towers. The project is expected to take around 4 to 4.5 years, with completion likely by 2029 or early 2030.

This is not the first such project in India. Trump Towers already exist in cities like Mumbai, Pune, Kolkata, and Gurgaon. But this Hyderabad project is important because it shows that the city is now being seen as a serious luxury market, on par with bigger metros.

At the same time, there are some real concerns. Rapid development in Kokapet is already leading to questions about traffic, infrastructure pressure, and environmental impact. When too many high-rise projects come up quickly, the city needs to keep up with roads, water supply, and public services.

There is also a practical question. How much demand is truly there for such high-end housing? While Hyderabad’s growth is strong, luxury projects at this scale depend heavily on sustained demand.

In simple terms, this project shows how Hyderabad is moving towards a more global, high-rise city image. But along with growth, proper planning and balance will be equally important.

At the same time, this vertical growth is quietly widening the gap within the city, as older areas like Abids, Koti, Chikkadpally, Domalguda, Himayathnagar, Narayanguda, Kachiguda, Nampally, Ramanthapur, and Nallakunta face rising pressure on infrastructure, shifting investment focus, and a gradual loss of their central importance in Hyderabad’s urban landscape.
