Unsold housing inventory in Hyderabad declined by 2% in the fiscal year 2025, according to the ANAROCK research report. The city recorded 96,140 unsold units, compared to 97,765 units in 2024. After years of rapid growth, the market is showing a visible cool down.

Housing sales in Hyderabad fell by 23% in 2025, with 44,885 units sold during the year. Despite lower sales, unsold stock dipped slightly as developers restricted new launches. This move helped prevent a situation of excess supply in the market.

Average housing prices in the city increased by 8-9% during the year. This growth was much lower than the sharp 20% jumps recorded in 2023 and 2024. At present, Hyderabad remains the second most expensive housing market after Mumbai.

A significant share of the unsold inventory, amounting to 96,140 units, is concentrated in West Hyderabad. Key areas include Tellapur, Kokapet and Puppalaguda. Most of this stock falls within the premium and luxury housing segments.

Across India’s seven major cities, total unsold housing inventory stood at 5,716,617 units in 2025. Unsold stock declined slightly in Hyderabad and Mumbai by 1%. In contrast, Delhi-NCR, Pune, Chennai, Bengaluru and Kolkata recorded an increase.
